Idea originally brewed between Taurus Realty Partners (TRP) & GCPRO on how to potentially collaborate on commercial projects.

2012
First collective interiors TI assignment completed for a 20,000 SF vocational college in the Northern Suburbs of Chicago.

2014
After imminent success on our first project, the team was able to capitalize on another office renovation located in the Western Suburbs of Chicago owned by an institutional investor.

Continuing the effort, Taurus Modal Group (formerly TRP) & GCPRO, worked on a complete interior/exterior retrofit of a 305,000 SF industrial facility, the largest project to date.

We made it official! TMG Construction was formed under the Taurus Model Group (TMG) brand.

Team starts to grow & TMGC starts becoming a preferred vendor for some of the largest institutional asset owners.

Marat Safir

Principal

Marat Safir is the Founding Principal of s3. He’s responsible for the day-to-day operations and strategic vision for the firm. With his extensive background of over 25 years in all facets of industrial and office projects, Marat ensures that every project runs seamlessly and efficiently throughout its life cycle.

The concept of s3 stemmed from coming up with a solution for challenges his long-standing clients were encountering through this corporate real estate consulting business. Rather than being solely reliant on other 3rd party vendors, he took the initiative to build their own platform that suited the needs of his own customers.

Today, s3 strives to innovate and uncover value for all stakeholders within the construction process under his leadership.

Michael Smolyansky

SVP, Construction Services

Michael Smolyansky is a Senior Vice President of Construction Services at s3. Michael’s extensive and diverse background in construction includes all aspects of project management in areas such as commercial, residential, restoration, and industrial.

His career in construction began in 2000 with a custom home development firm where he handled all phases of new construction projects. In 2008 Michael started GCPRO, LLC that is presently operating as a leading full-service restoration contractor in the Chicagoland market.

It is his progressive vision, dedication, and desire to excel that has been instrumental in learning and adapting to a variety of construction market sectors across the industry.

First of all, everything revolves around family for Mike, which includes his wife and 3 kids. They love traveling & experiencing various cultures this world has to offer. When he can get away, Mike is a fan of the outdoors, especially hiking and skiing down the double blacks of UT & CO.

He secretly wants to man the Woodwind and set sail with his family on an island hopping excursion throughout the Caribbean on a catamaran.

Anna Keller

Client Coordinator

Anna is an integral part of the s3 team and acts as a client liaison, specifically in coordinating and monitoring various procedures. In her role, responsibilities include providing on-going support to contractors/vendors involved with current projects, facilitating and coordinating meetings with contractors and tenants, oversight of design meetings to assure scope and content are clearly outlined to minimize change orders, maintaining activity checklists for each project to sustain predictable completion of critical schedule milestones, managing local municipality relationships and permit process, managing and maintaining all audit-required documents.

In a construction career that has spanned approximately 10 years, Anna was an Assistant Project Manager for a Midwest multi-family developer. During this time, she managed to fine-tune her skills by assisting with the estimating process for budget and Scope of Work for the lead Estimator, coordinating with Construction Management team to ensure a streamlined transition and completed understanding of any given Project, leading discussions regarding pre-construction planning, developing and implementing project procedures, and detailed review of the Scope of Work, Contract Timelines, Benchmarks, and Payment Schedules and Permits required.

Qualities such as self-motivation, strong communication, and a bit of humor have enabled Anna to be a fundamental component of the value chain in the overall tenant experience that s3 provides. Quick fact, Anna is fluent in Polish and is a ballet dancer.

Alex Chirlan

Project Manager, Estimator

Alex began his career in the construction industry in 2010 in the residential sector, specifically hands-on experience as a carpenter and handyman. He gained essential knowledge of the industry through his experience working in the field, and the management and operation of complex apartment, as well as low-income housing, renovations. During this time, he developed his management skills as a Project Manager at GCPRO, making an easy transition into TMGC’s commercial operations. His background spans a variety of project typologies including multi-tenant commercial and industrial, retail, office, healthcare, and manufacturing.

Since joining the s3 team in 2019, his core responsibilities include managing all aspects of multiple construction projects. This includes design, estimating, scheduling, client satisfaction, subcontractor procurement and deployment, project budget/cost/document control. He also reviews construction documents, closeout documentation, and coordination of project team members during construction administration.

His skills bring assurance of attention to detail and allow him to meet each unique challenge with a strategic and creative solution. His many years of experience make him an asset in the estimation process, providing clients with a fair and realistic expectation of construction and project costs. Alex brings his unique skill set and the ability to understand and meet client’s diverse project requirements with respect to schedule and budget.

Quick fact: Alex is a DIY genius at home improvement projects and the handyman you alway wish you knew, since he can fix almost anything. His family gets to enjoy all the custom furniture he builds around the house!

As a side note, he also loves the outdoors, especially fishing...catch & release!

John Jacobs

Senior Project Manager

Bringing 38 years of experience in the construction industry, John is involved in every phase of a job, from the initial concept through the project’s completion. As acting executive in charge of numerous multi-million dollar contracts, these projects range from small tenant build-outs to new construction of warehousing, retail buildings and restaurants. In addition, he is well-versed in ground-up development of new construction medical and dental facilities, as well as rehabilitation of existing structures. Throughout his career, John has fostered business relations with such entities as Housing Urban Development, Chicago Housing Authority, United States Postal Service, and the Chicago Transit Authority. With vast experience in developing and implementing design/build programs, contract negotiations, quality assurance programs and construction safety programs, John is an integral piece to the s3 team.

When John is not knee deep in managing construction projects, he takes his skills to the golf links, or on a bike ride. Otherwise, you will most likely see him with his family and grandchildren.

Jill White

Marketing Director

As the Director of Marketing, Jill is responsible for designing and maintaining effective marketing collateral as well as providing s3 with in-depth and competitive market intelligence. With 6 years of commercial real estate experience, she is responsible for marketing and research across all services lines, including collection of market data, GIS analytic services, employment mapping, advertising, maintenance of proprietary databases, public relations, and communications initiatives.

Prior to s3, Jill spent three years working at TMG as a part of the research and marketing teams. In this role, she was responsible for assessing data, analysis, and the creation of dynamic marketing collateral to effectively relay the information to be used both by its brokers and clients.

In her spare time, Jill is all about giving back to the community. She is a former Make-A-Wish Ambassador, which included organizing fundraisers, and event planning. In addition, Jill was a former EMT-B for Altamont Rescue Square and was a volunteer at St. Jude’s Chicago.
